There is a perception that Conveyancing is a simple, standard service and the cheapest on the market will do, however there are important and serious legal implications in all conveyances.

Unless proper attention to detail is given, legal liabilities can give rise to expensive litigation. The right decision for legal representation can save you a lot of time and money in the long run.

A conveyancer ordinarily has experience in the process of conveyancing, however, there is no legal qualification held by most conveyancers in Queensland.

Unlike other states in Australia, it is the law in Queensland that all paid conveyancing work must be done by a law firm under the supervision of a solicitor. There seem to be services being advertised however that have conveyancers but no access to solicitors or legal advice, for a slightly discounted price.

Please be very wary. Conveyancers cannot give legal advice on a draft contract or in fact at any stage of the matter to protect a clients interests. It is the solicitor who has specialist knowledge, experience and expertise to provide legal advice when required and handle legal issues when matters get difficult.

Pre-contract advice is extremely important, you should have legal advice before signing a contract, especially when these contracts are ordinarily the largest investments of your life. You must ensure a lawyer is available to give you this advice.

When considering which firm should assist you with conveyancing, please make sure that you are getting legal advice from a lawyer. Otherwise, you are a paying for a service with no legal advice, in a field where a lot of things can go wrong and cost you a lot of money.
